Artificial Grass in Channelview, TX

Channelview is the most industrially exposed residential community on the Houston Ship Channel. The neighborhoods here — Channelview proper, the communities along Sheldon Road and Market Street — sit directly adjacent to or downwind from some of the highest-density petrochemical processing in North America. The air quality isn't an abstraction here. Residents can smell the air on certain wind conditions, and the particulate and chloride deposition on exterior surfaces is the highest we see anywhere in the corridor.

For natural grass, this creates a maintenance problem that goes beyond normal Ship Channel soot. The chloride fallout in Channelview can cause soil chemistry issues that inhibit grass growth in particularly heavy fallout zones. We've evaluated Channelview lots where the soil pH and salt content were measurably elevated compared to inland sites. On synthetic turf, the chloride sits on the blade surface and gets rinsed off. It doesn't accumulate in the base aggregate in meaningful quantities. That's a significant difference from what happens to natural turf over 10 to 15 years of chloride exposure.

Channelview also has some of the most persistent shift-work household patterns in the corridor. Many Channelview families have multiple household members working at the same or adjacent Ship Channel facilities. The combination of long commutes, 12-hour shifts, and the general fatigue of industrial work schedules leaves essentially no lawn care bandwidth. Turf isn't a luxury purchase for these households — it's a maintenance problem eliminated.

The drainage situation in Channelview merits specific attention. The Sheldon Creek drainage basin covers much of Channelview, and parts of the community have documented flooding issues that predate Harvey. We run a flood zone check on every Channelview job. Properties in or adjacent to flood zones need drainage infrastructure added to the install scope — not as an option but as a requirement to prevent turf failure after heavy rain events.

Beaumont clay throughout Channelview is the same story as the rest of the corridor. We excavate to a minimum 4-inch depth and install compacted DG base. The spec doesn't change for budget reasons. A failed install in a year costs more than a properly built install today.
